Frequently Asked Questions

Is electricity included in the $595? No. Water and sewer are included. Each site has its own electric meter and you're billed for what you use.

Do you have 50 amp service? Not currently. We run 30 amp, and we hope to add 50 amp in the near future.

Is there a bathhouse? No. There are no restrooms or showers on site, which is why campers must be fully self-contained.

Is there laundry on site? No. Nearest laundromat is about 3 miles away.

Can I use the creek? Yes. Beaver Creek runs alongside the property and residents are welcome to enjoy it.

How long can my camper be? Up to 36 feet.

Does my camper have to be a certain age? No. We don't have an age limit — but we do look at every camper before approving it. Condition matters more to us than model year.

Do you have Wi-Fi? No. We recommend Starlink, which our residents have had good results with.

What are your office hours? There's no office. Call or text 423-878-8415 and we'll arrange a time to meet you at the property.

How do I get mail and packages if I’m staying at the campground? FedEx & UPS deliver packages here regularly. However, we do not have individual mailboxes. There are two post offices within 3 miles of here if you choose to get a P.O. Box.

Do I need to put down a deposit? Yes, we require a $250 deposit upon renting a spot. However, this will be returned to you at the end of your stay, pending all monthly rent & electricity bills have been paid.

Is there a lease term or is it month-to-month? It is month-to-month, but most of our tenants stay for a very long time!

Am I allowed to have guests? Yes, guests are welcome, we just ask that you be respectful of other tenants. We do have “quiet hours” from 10pm to 8am every day.

How many vehicle can I park at my site? You may park up to 2 vehicles per site.

Are pets allowed? Dogs are allowed, but must be leashed at all times, may not be left unattended outside, & must be picked up after.
